New Lawns at the Edge of Woodland's Farmland

Hydroseeding in Woodland often happens right where town meets field. Woodland lies on flat Central Valley land at about 69 feet, and the city is surrounded by farmland, with the Yolo Bypass and Sacramento River to the east and the Capay Valley and Coast Range to the west. Recent subdivisions have mainly gone up on the east side of town, so many new lawns here sit next to open ag ground.

Living next to fields

A new lawn beside farmland gets more wind, more dust and more weed seed blowing in than one in the middle of town. We like a thick seeding rate and a full hydromulch cover on these edge lots, and we tell owners to expect a round of weed control in the first season. Graded edges that face a field also benefit from a strip of fiber rolls until the grass knits together.

Cache Creek and the county seat

A Yolotoi trading trail once followed Cache Creek through the area. When Washington, now part of West Sacramento, flooded, the county seat moved to Woodland in 1862. Woodland's higher, flatter ground was part of the appeal then, and drainage on flat ground is still the main grading concern now.

Valley oaks and shade

Woodland calls itself the City of Trees, and valley oaks are the main native species planted around the city. Lawns under mature oaks are a common renovation request. We use shade-tolerant seed under the canopy, keep grading away from the root zone and avoid piling fill against trunks.

A farm economy in the soil

The town has long run on agriculture, with rice mills, a sugar beet refinery and a tomato cannery in its history, and Pacific Coast Producers among the top employers in 2020. Old cropland under new houses tends to be good soil that has been compacted by equipment, so loosening it before seeding usually matters more than importing topsoil.

Weather

Woodland averages about 20.5 inches of rain a year, with the rainy season from roughly October through April and July highs near 94 degrees. Snow is extremely rare. Fall seeding gets the best start. Get a free estimate or call (916) 249-7160.

Woodland Questions

My new east-side lot backs onto a field. Anything different?

Expect more wind, dust and weed seed. We seed a little heavier, use full mulch cover and plan on early weed control in the first season.

Can grass grow under my valley oak?

It can with a shade-tolerant mix, but we keep grading and fill away from the trunk and root zone so the tree is not harmed.

Do I need topsoil in Woodland?

Often not. Former cropland usually has decent soil that is just compacted, so loosening it is the bigger need.

How do you handle drainage on such flat lots?

With a gentle fine grade toward the street or a drain, set before seeding, so water does not pond on the new lawn.
