Fixing a Lawn Instead of Replacing It
Lawn overseeding & repair in Sacramento is for yards that are not bare but are not right either: thinning fescue under big trees, dog paths, sprinkler-gap stripes, patches left after a summer heat wave, or turf slowly taken over by weeds. Instead of starting from scratch, we thicken what is there with overseeding, fill bare areas with patch hydroseed, or, when the lawn is mostly weeds, plan a full lawn renovation. The aim is the least disruptive fix that will actually last.
Why lawns here thin out
Sacramento summers are hard on cool-season grass. The city averages 76 days at 90 degrees or more, and fescue under that heat can go thin wherever the sprinklers miss or the soil is compacted. The UC Master Gardeners of Sacramento County note that green-in-winter grasses such as fescue and bluegrass are harder to grow in a Mediterranean climate and easier to kill than brown-in-winter grasses such as Bermudagrass. Shade does the rest. Sacramento's heavy tree canopy, much of it London plane, cuts the light a lawn gets, and roots compete for water. Over time, the thin spots fill with what the Master Gardeners call the usual invaders: crabgrass, Bermudagrass, dallisgrass, nutsedge, bindweed, oxalis and dandelions.
Overseeding a thin lawn
When a lawn still has a decent base of grass, overseeding is usually the right fix. We mow low, core-aerate to loosen compacted soil and open holes for seed, and spread or spray seed so it lands in contact with the soil instead of on top of thatch. For most valley lawns that means a fresh tall fescue blend, often with a shade-tolerant mix under trees. Overseeding goes best in early fall, when soil is still warm and nights are cooling, so the new seedlings have the winter to root before their first summer.
Patch hydroseeding
Bare spots larger than a few feet across, or areas where the soil has been disturbed by a sprinkler repair, a tree removal or a utility trench, often do better with a small hydroseed application than with dry seed. The mulch holds the seed and moisture in place, and the color lets you see coverage. We loosen and level the patch first, add topsoil if it has sunk, and blend the edges so the repair grows into the surrounding lawn.
When it is time for a full renovation
If most of the lawn is weeds, or the grass is Bermudagrass and you want a fescue lawn, overseeding will not get you there: the existing plants outcompete new seed. A full lawn renovation removes or kills the existing turf, corrects the grade, improves the soil, and reseeds the whole area. Bermudagrass is particularly persistent because it regrows from small pieces of stems underground, so it needs to be fully dealt with before new seed goes down. We explain the options and what each costs on the estimate.
Fixing the cause
Overseeding a lawn without fixing what thinned it usually buys a season. We look at sprinkler coverage and run times, compaction, drainage on hardpan soil, mowing height and shade before seeding. Sometimes the best fix is a sprinkler head moved a few feet or a tree limb raised. Sometimes a section under dense shade is better turned into a mulched bed than seeded again.
Choosing seed for a repair
Overseed has to match the lawn it is going into, or the repair will show as a different color and texture. Most valley lawns are tall fescue, so we usually overseed with a fescue blend of similar leaf width. Under heavy tree canopy we shift to a shade-tolerant fescue. In a Bermudagrass lawn, repairs are usually done with more Bermudagrass in late spring or early summer, since it spreads to fill gaps once the soil warms.
Weeds in a thin lawn
Weeds move into thin lawns because there is open soil and light. Thickening the grass is the long-term answer, but heavy weed patches need attention first, or the new seed competes with them for water and space. Crabgrass and other annual weeds are easier; perennial weeds that regrow from roots or tubers, such as nutsedge, bindweed and dallisgrass, take more work. We point out which ones you have and plan the repair around them.
Lawn repair after construction or a dry summer
Utility trenches, sprinkler repairs, tree removals and contractor traffic leave scars that a simple overseed will not fix. We level those spots, add soil where the ground has sunk, and seed them so they blend in. After a hot summer where the water ran short, a fall overseed usually brings most of a fescue lawn back.
Aftercare
Newly overseeded lawns need short, frequent watering for the first two to three weeks, and the first mow waits until the new grass is tall enough not to be pulled out. We leave a written schedule. Call (916) 249-7160 to have us look at your lawn.

Lawn Overseeding & Repair Questions
When should I overseed my lawn in Sacramento?
Early fall is best for fescue lawns, roughly late September through October. The soil is warm, nights are cooler and the seedlings have the winter to root before summer heat.
Can you overseed a Bermudagrass lawn with fescue?
Not successfully for the long term. Bermudagrass spreads from underground stems and will take back over. To switch to fescue, the Bermudagrass has to be removed first as part of a renovation.
Is overseeding cheaper than a new lawn?
Usually, yes, because it skips turf removal and most of the soil work. National guides price overseeding at roughly $0.07 to $0.23 a square foot, and the written quote we give you sets the actual figure.
Why does my lawn keep thinning under the trees?
Shade and root competition for water. A shade-tolerant fescue blend and raised tree limbs help; in very deep shade a mulched bed may be the better long-term answer.
